URBAN SOLUTION

The proposed site is located in the eastern part of the village of Lutín near the main road Olomoucká. The selected place is characterized by its position. From the north side, the facade lies directly on the street line and connects directly to the sidewalk (ulice Olomoucká). On the western side, across the garden part is the neighboring building No. 147, the southern part is adjacent to the access road (Břízová Street), and towards the east there is a park area terminated by the building office. The main building retains its basic volume and character, but is extended by the construction of terraces and set up by one floor over the entire area of the floor plan. The resulting solution is a four-story apartment building with a flat roof and featured terraces. The main entrances are oriented to the east side. There are two entrances to two residential cores and two commercial entrances accessible from the entrance platform, which is elevated above the surrounding terrain and creates an element ensuring barrier-free access to all operations. A new parking lot will be created in the area east of the building, providing parking for residents of the building, visitors to commercial areas and the building office. The parking areas will be made of absorbent pavement and will be replaced by trees. The space between the parking lot and the house will be treated as a public park. The space on the west side of the house will be arranged in the form of private gardens.

 

ARCHITECTURAL SOLUTION

Dynamic, playful, complex and simple at the same time. These are the words shaping the architectural rendering of the new building, which are based on a thorough understanding of the place, the assignment and today's times. The prismatic shape of the whole reflects the functionality, practicality and character of the surrounding buildings. At first glance, the irregular modeling of the terraces enhances the dynamics of the entire composition and speaks of the free division of the interior layout. The solved object acquires a new face. Thanks to the projecting system of terraces, structurally designed as a massive wooden skeleton, the building acquires a new plasticity and a new type of space - a covered space between the inside and the outside. The main advantage is the covered entrances to the building. Other features are undoubtedly a useful function where the terrace system creates generous outdoor private spaces. Furthermore, the terraces create a facade curtain, which aims to limit overheating in the summer. From the point of view of architectural creation, the original object is presented in a white facade and supplemented with light gray fillings of openings and galvanized plumbing and locksmith products. The system of overhanging terraces is made up of a massive wooden structure left as a visual feature and complemented by a railing structure in a neutral gray color.
